Eligible borrowers may finance up to the full purchase price of a primary residence. Unlike many conventional options, there are program options that do not require monthly mortgage insurance, which can help keep your overall monthly payment lower and reduce upfront cash needs.
FLEXIBLE STUDENT LOAN CONSIDERATION
Medical careers often come with student debt. This program understands that. If you’re in residency or fellowship and qualifying with your current residency income, your deferred/$0 student loans may be excluded when calculating your debt-to-income ratio, subject to additional guidelines.
When student loans must be included in qualifying, we use the documented monthly payment. If no payment is reflected, the greater of 1% of the outstanding balance or a fully amortizing payment may be used.
BUY BEFORE YOU START YOUR NEW JOB
We accept fully executed employment contracts with start dates up to 150 days after your note date. You may be able to close up to 90 days before your official start date with a non-contingent contract, or up to 60 days even if standard contingencies such as licensing are still pending, subject to additional guidelines.

Movement Medical may be used to purchase a primary residence or refinance your current home.
If you recently purchased a home with cash, delayed financing may allow you to refinance within six months of the purchase to access a portion of those funds after closing.

- Doctor of Ophthalmology (MD or DO)
- Doctors of Podiatric Medicine (DPM)
- Doctor of Psychiatry (MD or DO)
- Doctors of Veterinary Medicine (DVM or VMD)
- Doctor of Pharmacy (PharmD)
- Certified Registered Nurse Anesthetists (CRNA with DNAP or DNP)
- Residents, Fellows, and Interns
- MD, DDS, DO Teaching Professionals (with an MD or DO)
